Q. Do I need an Alien Land Holding License (ALHL) to buy in SVG?

A.  All foreigners are required to apply to the Government for an Alien Land Holding Licence (ALHL) in order to own property in St. Vincent & the Grenadines. This application is made by the Conveyance Lawyer on the Buyer’s behalf and involves providing standard personal details and references.

Q. What are typical closing timelines?

A.  Once you decide on your dream property, a Purchase & Sale Agreement can be executed in just a couple of weeks. The ALHL process normally takes  up to 3 months and the closing process of registering the deed and funds transfer will take 1 – 2 weeks. All together, the process can be completed in about 4 months if parties are willing.

Q. How do I apply for an ALHL?

A.  A conveyance lawyer is retained by the Buyer. Services include drafting the agreement between parties, securing the ALHL, title search, clearance of  title and registration of the deed. Typically only one lawyer is used for simple mutual agreement transactions in St. Vincent & the Grenadines.

 

Q. Can you arrange private viewings and virtual tours?

A.  Yes, we schedule and make arrangements for you to view the property.

Q. How much does it cost?

A.  Closing cost for a purchase (for the Buyer) is approximately 16% of the sales price. It includes: all fees associated with obtaining the ALHL, Legal Fees and Stamp Duty of 5%. The closing cost for a sale (for the Seller) is 10% or 11% which includes agent commissions and 5% Stamp Duty.

Q. What if I see a property that I like on another website? Can I still work with you?

A.  Yes, you can purchase or sell almost any property with us as your agent since many properties are non-exclusive. We also work happily with all agents in the case of exclusive listings.
